Are you meeting your legal health & safety obligations? If you are a Landlord, Letting Agent, Employer or in charge of or responsible for a property such as a Care Home, GP Practice, Dentist or Community Centre to name a few then you may have an obligation under Health & Safety law to have a Legionella Risk Assessment carried out as well as carrying out other preventative measures such as Legionella Testing and Temperature Monitoring.
What Services Do We Offer? - WaterTech Legionella Services carry out Legionella Risk Assessments, UKAS Accredited Legionella Testing, Legionella Awareness Training as well as Control & Prevention measures based on the Health & Safety Executives Approved Code of Practice for the Control of Legionella Bacteria commonly known as ACOP L8. We also offer a DIY Online Legionella Risk Assessment for Landlords and "Low Risk" properties. We are rapidly becoming one of the best known names in legionella services thanks to our straight forward no nonsense approach in preventing & controlling Legionella bacteria.
Are We Competent? - As a Duty Holder or person in charge of premises is it your responsibility to ensure anyone who undertakes work in your property is competent to do so. What is the ACOP L8? - In November 2013 the Health & Safety Executive released the 4th edition of the Approved Code of Practice for the Control of Legionella Bacteria in Water Systems. This Code has been approved by the Health and Safety Executive, with the consent of the Secretary of State.
It gives practical advice on how to comply with the law. If you follow the advice you will be doing enough to comply with the law in respect of those specific matters on which the Code gives advice. You may use alternative methods to those set out in the Code in order to comply with the law.
However, the Code has a special legal status. If you are prosecuted for breach of health and safety law, and it is proved that you did not follow the relevant provisions of the Code, you will need to show that you have complied with the law in some other way or a Court will find you at fault.
It is in effect a legal requirement for places of business and public buildings to have a valid Legionella Risk Assessment in place, to carry out Legionella testing and take reasonable steps to prevent Legionella from occurring. The responsibility for this rests with the Duty Holder which includes employers, self-employed and those with responsibilities for the control of premises, e.g. landlords & home workers.
