If you are a Landlord, Letting Agent, Employer or in charge of or responsible for a property such as a Care Home, GP Practice, Dentist or Community Centre to name a few then you may have an obligation under Health & Safety law to have a Legionella Risk Assessment carried out.


A Legionella Risk Assessment needs to be carried out by someone who is competent to determine the possible risk of Legionella bacteria, identify potential locations where Legionella may occur and recommend prevention & control measures as a result of carrying out the Risk Assessment.  Once in place the Risk Assessment should be reviewed on a regular basis, at least once every two years or when there is any change to the system.  More regular reviews may be advised depending on the nature of the building.


Our Risk Assessments are designed to meet the requirements laid down in the Health & Safety Executives Approved Code of Practice L8 whilst still being uncomplicated and easy to follow.


We offer four types of Legionella Risk Assessments;


• "with testing" normally water should be tested on an annual basis, as a part of the risk assessment we can take water samples to be tested by a UKAS Accredited Laboratory.


• "without testing" we can carry out a risk assessment without testing but you should make alternative arrangements to test your water.


• "representative" section 2.146 of the ACOP allows for a representative risk assessment to be carried out for housing associations, local authorities and landlords who control a number of properties of similar design.


• "DIY Risk Assessment" for low risk properties (generally domestic rented properties) we offer a DIY Risk Assessment from £25.00 per property.

How Much Does a Risk Assessment Cost? - Legionella Risk Assessments carried out by our engineers start from £75.00 per property.  The cost of a Risk Assessment will vary depending on the type of system you have, its size, nature of use and who is using the system.

What Do Our Risk Assessments Involve? - Using our custom built software our Legionella Risk Assessments involve a full inspection and assessment of your hot & cold water systems including showers, spas, water heaters, storage tanks, cooling towers and other associated plant, fixtures and fittings.  Each item will be assessed and risk scored using a recognised risk scoring system.


The risk assessment will include an asset register of all fixtures and fittings which will record the performance level for each item for future comparison and be measured against the recommended performance levels.  We will review schematic layouts of your hot & cold water systems to ensure they are up to date and to help identify potential risk areas.


Water samples will be tested by a UKAS Accredited Laboratory to establish the presence of any Legionella bacteria and its volume.  We will assess any risk based on the physical inspection, water testing results and the building usage.  A written risk assessment will then be sent to you including recommendations for prevention and control measures.


The contents of representative risk assessments may vary depending on the requirements of the assessment.
